Binge drinking a media creation, says Adnams boss as profits fall | Business

Binge drinking is a media creation, says the boss of Suffolk brewer and pub owner Adnams.

Chairman Jonathan Adnams was talking as he unveiled profits for 2010 of £50.9 million, down very slightly on the year earlier.

"The press alights on trouble spots and it is all about binge drinking being a problem. The figures just don't support that. There has been a huge drop in consumption," he said. Profit is flat at £3.2 million, which allows the company to keep paying a dividend, one of the few pub groups that has managed to do so throughout the financial crisis and ensuing recession.

Adnams thinks this year will be tougher still.

"The world outside is difficult," he said. "We are concerned about people's feel good factor. If people don't feel confident at work, don't feel secure, they are going to tighten their belts."

Adnams has managed to hold beer prices still for three years. "I just wish the chancellor would do the same thing. Beer has been hammered over the last five years," he adds. Beer duty went up again in last week's budget, possibly adding 10p to the cost of a pint.

He reckons that 20% less beer is consumed in the UK than it was six years ago. The company has been brewing from Southwold on the Suffolk coast for over 100 years. It

UK Pub Leases: Running a Pub in Partnership with a Brewery or Pubco

UK Pub Leases: Running a Pub in Partnership with a Brewery or Pubco

A long-term pub lease is a longer-term partnership agreement which was introduced in the early 1990s and they tend to be offered on all types of pubs and hotels by UK breweries and pub companies.

Like pub tenancies, pub leassees are ‘tied’ and contract to buy a range of wet products (beers, ciders and sometimes wine and spirits) from the property landlord. The greater security of tenure on the business gives many lessees the confidence to invest effort and their own money (which can be from a commercial loan) and expand the pub business.

Some lessees enjoy annual sales approaching £1 million. As well as greater security of tenure, the lease on the business can be assigned (sold on) at market cost and the lessee may receive a substantial sum on leaving the business, thanks to their hard work and business skills. In return for these benefits, as well as rent which is regularly reviewed, lessees assume responsibility for the physical upkeep of the property and there may well be other conditions depending on the type of contract.

Although some people consider leases to offer advantages over pub tenancies for people wanting to invest and build wealth over the long-term, the conditions are more onerous than tenancies

.

UK Freehouses: Running a Pub Independent of Breweries or Pub Companies

Freehouses are independent from brewers or pub companies and owned outright or on a mortgage by an individual and run either by the owner or a manager. They are usually free of tie and may buy their beers and other wet products from any source.

UK Pub Tenancies: Running a Pub as a Business For the First Time

Tenanted pubs tend to be the smaller and older community pubs in suburbs, estates or villages. Taking a pub tenancy is viewed as a low-cost route to running a pub for the first time. Its an ideal way to set up in business as a pub because in many cases the start-up costs are limited to covering a bond and for the fixtures and fittings and stock at valuation when taking over. Also in many cases pub tenants live on the premises.

Tenants pay rent , which is regularly reviewed, to the property landlord and are tied to buy beers and usually other products (such as ciders, wines and spirits) from the property landlord. Depending on the style of contract, they may be responsible for the maintenance of the property debut in most traditional pub tenancies, this remains the property landlord’s responsibility.

Managed Houses: Managing a Pub For a Brewery or Pub Company

Managed Houses: Managing a Pub For a Brewery or Pub Company

The pub manager is an employee of a company, usually a national or regional brewer or an independent pub company.

Managed houses tend to be large businesses with annual sales of £250,000 to more than £2 million. The managed pub sector includes most high profile town centre branded pubs and bars, the large branded family dining outlets seen on the edge of towns and many unbranded community ‘locals

UK pub managers are supported by area managers and well as skilled teams at their head office whose functions cover central purchasing, delivery of food and drink, information technology, catering, auditing and stocktaking, finance and accounts, sales promotions and human resources.

Freehold and Leasehold Public Houses, Hotels, Restaurants, Wine Bars and Pubs for Sale in the UK

Freehold and Leasehold Public Houses, Hotels, Restaurants, Wine Bars and Pubs for Sale in the UK

Recent price cuts caused by breweries and pub companies offloading unprofitable, struggling, run down or delicensed pubs, bars, restaurants and hotels, are tempting property investors and developers to look at the potential locked up in freehold sites previously thought too expensive to run as a busines.

As a property investment or development opportunity, run down, disused or delicensed freehold pubs, bars and hotels are currently under market value and present excellent modernisation and refurbishment opportunities or are suitable for demolition and redevelopment into offices, shops, care homes, restaurants, flats or apartments

In English law, a freehold refers to the the ownership of real property, being the land and all immovable structures attached to such land. This is opposed to a leasehold in which the property reverts to the owner of the land after the lease period has expired. For an estate to be a freehold it must possess two qualities: immobility (property must be land or some interest issuing out of or annexed to land); and ownership of it must be of an indeterminate duration. If the time of ownership can be fixed and determined, then it cannot be a freehold.

We provide a full suite of commercial property services, from the disposal of a single pub for sale to the valuation and acquisition of licensed properties for corporate investors We also advise on pub company, pub chain or brewery pubs for sale in London, Glasgow, Birmingham, Manchester, Sheffield, Leeds, Liverpool, Bristol, Cardiff, Leicester, Hull, Newcastle and Bradford and .throughout the UK

Cambridge News | Latest News Headlines From Cambridge City & Cambridgeshire | National News By Cambridge News | Why are so many of our pubs being shut?

The rise of Facebook and other social networking websites has been partly blamed for the rapid closure of pubs – because people are catching up online instead of over a pint.

And even Prince Charles made a plea to save Britain’s pubs when he visited Cambridge and National Trust beauty spot Anglesey Abbey this week.

The prince stressed the need to protect local pubs in an age of “stultifying mono-culturalism” at the tourism summit.

The royal appeal came just before a new report by the British Beer and Pub Association (BBPA) revealed that 137 pubs closed in the Anglia ITV region last year.

The smoking ban and the rise in VAT and business rates have all been blamed for the slow demise of the local.

Royston Pederston, manager of The Zebra in Cambridge, which has recently reopened after a refit, has also pointed the finger at Facebook.

He said: “My own theory is that pubs are closing because of the massive changes in society. People would traditionally go to a pub to meet friends but now they can sit at home and catch up on the gossip using Facebook.

“There is also the increase in home entertainment and the huge number of TV channels you can get now. The traditional pub is being squashed because of the internet.

“The smoking ban has also had an effect. I smoke but I do welcome the ban. I don’t want to go into a smoky pub. I don’t think it’s made that much of a difference.

“One of the big things in Cambridge is the high business rates. It seems we pay a lot of money but don’t get much back. They don’t even empty our bins. If this carries on and shops and businesses keep closing it could be apocalyptic for the city.”

The Zebra, The Corner House and The Haymakers all belong to the same management group and they have been fighting back.

Mr Pederston said: “The three pubs are run together and we help each other out. The Corner House has become a great party venue and The Haymakers a fantastic music venue with some famous acts.

“We do a lot of parties now and weddings and wakes. The pub is at the centre of the community and there are not a lot of places you can go where you can meet people in a relaxed and warm atmosphere.”

Julian Huppert, Cambridge’s MP, said: “I am extremely concerned about the number of pubs closing around the country, not only because of the loss of livelihoods and jobs, but also because they play a huge role in the community.

“I have signed the Campaign for Real Ale Charter promising to speak up for publicans and their customers in Parliament.

“I have also signed a Commons Early Day Motion expressing concern about the future of well-run community pubs and asking the Government to implement a package of policies to help them.

“I was also pleased to be in the Chamber to support Martin Horwood’s Bill to help the tenants of tied pubs, in particular.”

Nationally, 25 pubs are shutting their doors for good every week, according to the BBPA.

Around 1,300 pubs closed across Britain last year, with the loss of 13,000 jobs.

But the number of pub closures has fallen from 40 a week last year to 25 a week now, with the rate of losses highest in London and the North West.

A BBPA spokesman said: “East Anglia has many great pubs, and while towns like Cambridge have a vibrant pub culture, it has suffered from pub closures.

“And we mustn’t forget the huge role brewing plays in the rural economy in the region, which is very closely linked to pubs.”

The BBPA said the research supported its call on the Government not to raise taxes on beer in next week’s Budget.

Chief executive Brigid Simmonds said: “If we really do have a pub-friendly Government as the Prime Minister says, the time to act is now – with a freeze in beer duty in the Budget.”

Unions have warned of fresh pub closures because of falling beer sales and rising rents, claiming that pubs were being priced out of the market.

Beer sales in pubs last year were down by 5.9 per cent, compared with 0.28 per cent for supermarkets.

The Drinks Business - PubAid tracks pub charity work

PubAid is asking all UK licensees to complete a short online survey in order to build a more accurate picture of the charitable fundraising carried out by pubs.

noot-pubaid.jpgSet up in 2009, the PubAid website aims to highlight the unrecognised contributions to charity made by UK pubs in an effort to emphasise the positive role they can play in communities.

Licensees have until 15 April to complete the survey, whose results will then be analysed by on-trade specialist consultants CGA Strategy. The findings will be announced at the British Institute of Innkeepers lunch on 10 May, before being sent to national media, associations and the government.

Des O’Flanagan, who heads up the team of PubAid volunteers, commented: “Having factual information from pubs and bars will allow us to send a really strong message to those that attack our industry, by showing them clear evidence of the great work that pubs and bars do, not just in the local community but nationally.”

The survey is available online at www.pubaid.com

Best Irish Pubs in London | London Travel Guide St Patricks Day Celebrations

Looking for a bit o’ the green in London…or maybe just a perfectly-poured Guinness?

Here are the best Irish pubs in town:

Auld Shillelagh
105 Church Street, Stoke Newington
Nearest Tube stations: St Paul’s, Mansion House and Bank
A deceptively sprawling place that features an outdoor patio all the way at the back. David Bowie fans should come the second Thursday of each month for Bowie Bar, with music selections from 1967-1985; other nights, there are movies on a big screen or local DJs spinning. A sports bar area with a TV is separately tucked away.

Claddagh Ring
10 Church Road, Hendon
Nearest Tube station: Hendon Central
Sports and more sports are shown on big TVs, and every Friday, Saturday and Sunday night there’s live Irish music. However, this isn’t a rowdy place; come here with a clean shirt on to enjoy hearty traditional pub food, an outdoor patio in warm weather, and warm, friendly service.

Filthy McNasty’s
68 Amwell Street, Islington
Nearest Tube station: Angel
It’s name isn’t particularly apt: this warm, cozy pub is neither filthy nor nasty; with red walls and wood details, it feels a bit like a chapel that happens to serve beer, whisky and cocktails. It’s known as a rock’n'roll hangout, and features posters, memorabilia, a stocked jukebox, and occasional acoustic sessions.

O’Neill’s Islington
59 Upper Street, Islington
Nearest Tube station: Angel
Bright blue on the outside and serving some of London’s best traditional Irish pub food inside, there’s plenty of Gaelic charm here. There are TVs for watching sports, as well as DJs on Fridays, lively bands on Saturdays and acoustic music on Sundays.

The Porterhouse
21-22 Maiden Lane, Covent Garden
Nearest Tube station: Covent Garden
The warm and welcoming London outpost of an Irish chain, this place is renowned for its wide selection of exclusive, personally-brewed beers. The menu is a mix of traditional Irish pub food and a little gastropub cuisine (e.g., baked camembert). Thursday-Sunday, you’ll find live music.

Ryan’s Bar
181 Church Street, Stoke Newington
Nearest Tube stations: St Paul’s, Mansion House and Bank
One of the few pubs in London to feature Thai food and glowy Moroccan-style decor, Ryan’s also has a pool table, sports on TV, acoustic music downstairs, and a beer garden out back that’s open in warm weather. Not the perfect place for conversation, but a great place for entertainment.

The Tipperary
66 Fleet Street, Holborn
Nearest Tube stations: Blackfriars and Chancery Lane
Often called the oldest Irish pub in London, this is a time capsule of a bygone era in pub decor. Narrow and sometimes cramped by a friendly nighttime crowd, try to squeeze your way to the second (top) floor for more room and a possible seat.

Tir Na nOg
107 Garratt Lane, Wandsworth
Nearest Tube station: Putney Bridge
The pub’s name means “Land of Eternal Youth” in Gaelic, and while you may not stay young once you leave, you’ll certainly have a good time while you’re here. Draped in clover paraphernalia and often full of expat Irishmen watching Sky Sports on telly, this is the place for big portions of Irish pub food and a big selection of Irish beers.

The Toucan
19 Carlisle Street, Soho
Nearest Tube stations: Tottenham Court Road, Leicester Square and Piccadilly Circus
London’s spiritual home of Guinness (and whisky), this is a little piece of Ireland in London. Small, dark and cave-like, with low tables and a great selection of Irish music.

Waxy O’Connor’s
14 – 16 Rupert Street, Leicester Square
Two entrances: Rupert Street and Wardour Street
Nearest Tube stations: Piccadilly Circus and Leicester Square
An enormous place with multiple bars, arched wooden ceilings, tiled floors and church-like decor and a tree growing up through the middle. A great place to tuck into a hidden corner and settle in for a pint (or three).

Pubs are being hit too hard, beer group says - News - East London Advertiser

The British Beer & Pub Association is warning against a tax increase in next week’s Budget, saying the industry plays a “vital role” in producing jobs.

More than 3,000 people in Tower Hamlets are employed by pubs, figures released yesterday by the group show.

There are 196 pubs in the borough which contribute almost £120 million per year to the economy.

One East End brewer, who resurrected iconic brewery Truman’s last year, said pubs have been unfairly caught up in the bad press around binge drinking.

Michael George Hemus, who runs the brand with James Morgan, said: “We have a really rich history of ale drinking in this country that is not part of this hardened big drinking culture the government is trying to tackle.

“Supermarkets contribute massively to the perception that there’s a big drinking problem yet pubs are being unfairly targeted.”

Jim Fitzpatrick, Labour MP for Poplar and Limehouse, said: “A lot of pubs have closed in the last 20 years in the East End.

“It’s not pubs - the big problem is supermarkets and off-licences selling cheap booze.

Government Alcohol Responsibility Deal Rejected

Six leading health groups have dealt the government a blow by refusing to sign up to its new "responsibility deal" on alcohol in England.

The deal covers voluntary agreements with the drinks industry on issues such as promotions and labelling, aimed at tackling alcohol abuse.

Shadow health secretary John Healey said the rejection of Government measures was a "damning criticism" of the government's policy. But Health Secretary Andrew Lansley rejected the criticism, saying progress was being made and tough action was being taken where necessary.

He pointed to the recent announcements about plans for a new tax on super-strength beers and a ban on below-cost alcohol, whereby drinks are so heavily discounted they are sold for less than the tax paid on them.

However, he added: "We have made clear from the start that the responsibility deal is just one strand of the government's public health policy. It explicitly excludes cost and price competition to avoid conflicts of interest."

The full list of organisations which are refusing to sign up is: Alcohol Concern, the British Association for the Study of the Liver, the British Liver Trust, the British Medical Association, the Institute of Alcohol Studies and the Royal College of Physicians.

Royal Wedding 1am Closing For Pubs, Restaurants and Village Halls

Pubs and restaurants are just one step away from getting the automatic right to open later during the royal wedding after MPs approved the plan.

MPs voted in favour of the proposal yesterday, meaning the green light will be given if the move also gets the backing from peers when they vote on 29 March.

The Parliamentary order would give pubs, restaurants and village halls the automatic right to open until 1am on Saturday 30 April — following the wedding on the Friday — and 1am on Sunday 1 May.

The rights would extend to hosting live music and other “regulated entertainment”, as well as hot food and drink for consumption on-site after 11pm.

Supermarkets wouldn’t benefit because the order relates to the on-trade only.
The Government said the move will mean pubs avoid the burden and expense of applying for a temporary events notice, which costs £21.

The move follows a two-week public consultation.
