The average age of first time buyers will reach 41 by 2025, according to a report by LV=.

Almost half (47 per cent) of people in their 20s and 30s say they cannot afford to purchase a home due to their current financial situation, while 16 per of those who have not yet become first time property buyers said the reason was the lack of UK mortgage lending.

Richard Rowney, life and pensions managing director at the insurance group, commented: "Faced with high property prices, high inflation, uncertainty over the movement of interest rates and a tough economic climate, it is not surprising Brits are developing 'Peter Pan syndrome'.

"However, people need to consider the long term financial impact of delaying major financial steps, particularly if it means they will still have high debts to pay when they are much older and approaching retirement," he added.

Meanwhile, Nationwide figures show London was the only region in the country to witness rising house prices in the second quarter.

MP Greg Knight wants a change to the smoking ban.

Concerned about its impact on the pub trade - with 25 hostelries closing every week - the East Yorkshire Tory helped launch the Save Our Pubs And Clubs Campaign.

Here, he explains why he would like to see smokers allowed to light up again on licensed premises.

THE aim of our campaign is not to turn back the clock and repeal the smoking ban - what we want is a refinement.

In its current form, the ban is heavy handed and research by the Save Our Pubs And Clubs Campaign proves it is a significant factor in the record number of licensed premises closing down in recent years.

Figures show the rate of pubs and clubs folding increased significantly after the smoking ban came in four years ago.

Some say to change the law would be controversial. But why should it be?

I am a lifelong non-smoker but I believe in fairness. I do not like the way the current law treats smokers like second-class citizens by making them stand outside to smoke.

A dedicated smoking room inside pubs and clubs would be a way round this. The present law allows for such an arrangement already - but only on a boat. Isn't that absurd? People who want to light up in a public building on land must go outside, no matter what.

A dedicated smoking room, where people can congregate to enjoy a cigarette, would not pose health risks to staff as long as it is well ventilated.

UK Pub Sales News: Malt Shovel in Coventry to undergo change of use

Investors who are looking for pubs for sale might be interested to note that the Malt Shovel in Coventry is a "centuries-old pub with historical significance", according to the Campaign for Real Ale (Camra).

Camra branch chair Mike Tierney argued in the Coventry Telegraph that the old pub, which is located in the Spon End part of the city, should not be subjected to a change of use application because this would have "an adverse impact on the nature of the locality".

Unfortunately for would-be investors, the Malt Shovel has already been bought and is reportedly to be transformed into a hypnotherapy centre.

Planning permission has been granted despite opposition from Camra, although councillors made an alteration to the application to ensure the venue will go back to being a pub if the new business fails.

Meanwhile, two former school buildings in Bolton could undergo a change of use and be turned into student accommodation.
