Brewery pushes up price of its beers (From Swindon Advertiser)
BEER drinkers are to be hit in the pocket again as Arkell’s raises the price of a pint.
In a leaked memo from an angered landlord it was revealed that the local brewery, which has 30 pubs in the town and more than 100 in total, would be raising the price of a pint by up to 20p.
The brewey has blamed an increase in the minimum wage, high energy costs and an increase in employers’ national insurance contributions for the hike.
From today, a pint of 3Bs in an Arkell’s pub will increase from £2.50 to £2.70 and a price of Stella will go up to £3.70 from £3.30.
Craig Titchener, head of managed houses at the brewery, said: “Arkell’s attempts to keep prices as low as they can for as long as they can and I am sure all Arkell’s landlords respect this.
“However, every business is affected by the current economic downturn.
“We have seen a 28 per cent increase in energy costs, a one per cent increase in national insurance and an increase in business rates and minimum wage – they all add up. We don’t do this lightly.”

Over recent years, the traditional pub model has been, in many places, replaced by the so-called gastro-pub model as landlords recognise the potential benefits of offering good food alongside a friendly welcome and a good pint.
Now, it appears that many establishments are looking to go the extra mile, aiming for the very top of the hospitality market and the financial returns this can generate.
Just this month, the Hand and Flowers in Buckinghamshire became the first pub in Britain to be awarded two Michelin stars, the coveted award for fine dining.
Notably, despite having a world-class chef at work in the kitchen, the historic establishment is still very much a traditional village pub, offering a range of ales on tap and an open fire place.
What's more, the award-winning fare is also affordable, illustrating that investors buying a pub and looking to take advantage of the growing demand for high-quality food needn't go too far away from the traditional model of an English-style pub.
Commenting, Michelin Guide editor Rebecca Burr explained that, while pubs selling just booze may be struggling, those also offering their customers good food tend to be doing well, something that her team see on a daily basis.
She added: "We have inspectors coming back to the office saying 'What recession?'. Many places are thriving."
At the same time, three other pubs in England also won stars in this latest round of Michelin Awards, meaning 13 licensed premises have the world-famous accolade, alongside the 550 establishments listed in its collection of UK guides.
Given that many breweries are closing down and many traditional pubs are struggling for business as consumers continue to keep discretionary spending to a minimum, this could prompt many individual landlords, as well as some pub companies, to diversify into the fine-dining sector over the coming months and years.
Meanwhile, up in Yorkshire, it has been announced that the redevelopment of the former Tetley's brewery in Leeds could take more than ten years to complete.
According to the Yorkshire Evening Post, while the city council has given the green light to plans to revamp the historic site, it could be at least a decade before the building is fully transformed into a mix of new residential and commercial properties.

The Government could extend opening hours for pubs and bars during the Queen's Diamond Jubilee weekend, Home Secretary Theresa May has said.
Under the plans, pubs, bars, community and village halls and other licensed venues in England and Wales will be able to open until 1am on Friday 1 June and Saturday 2 June next year.
British Beer & Pub Association chief executive Brigid Simmonds welcomed the move: "This is good news, as we have been calling for extra hours, which will keep Britain's pubs right at the heart of this huge national celebration, just as they were for the Royal Wedding.
"We will be hoping to persuade the Government to extend this further, and certainly to the Olympic and Paralympic opening and closing ceremonies."

While growth in the UK economy as a whole remains sluggish, a spate of news reports indicate that the national hospitality sector is bucking the trend, with hoteliers in particular reporting renewed optimism.
According to a study published by Oxford Economics in partnership with the British Hospitality Association (BHA), tens of thousands of new jobs are set to be created by the sector's growth over the next few years.
Notably, this will go hand-in-hand with the construction and opening of new properties, including hotels and restaurants, again spelling good news for investors keen to tap into this potential.
The newly-published report highlights the importance of the next few months to the general wellbeing of not just the hospitality sector but of the UK economy as a whole.
In particular, it is widely-anticipated that the 2012 London Olympics, as well as the Queen's Golden Jubilee, which will be celebrated next year also, will go a long way towards placing the country firmly on the road to economic recovery, just as prime minister David Cameron noted back in the summer of 2010.
Illustrating the extent to which opportunities for property investment in hotels have picked up over recent months, the study found that more than 50 new hotels have been opened in Wales since 2000, with these creating thousands of people, generating millions for the Welsh economy and potentially helping to generate significant returns for investors.
Such a sense of optimism is supported by a separate report, this one the Hospitality Employment Index published by Caterer.com and People 1st.
According to the duo's joint research, the number of new jobs being created in the sector is growing at its fastest rate for more than two years right now, with the upcoming Olympics again being cited as the main driver of this trend.
Notably, releasing their findings, the pair state that such an upturn in employment opportunities is perhaps the strongest signal yet that the hospitality sector is bucking the national economic trend and going from strength to strength in the face of a possible double-dip recession.
Meanwhile, the UK culture secretary Jeremy Hunt has revealed that the government is in talks with the hospitality sector over the possibility of offering Britons discounted rates in hotels, bars and restaurants in London for the duration of the 2012 Games in order to prevent a mass exodus out of the country next summer.

With around half of the UK’s tenanted pubs having RPI increases written into their leases, this new rise will be a blow to tenants due for an annual rent review with pub companies who increase rent levels according in line with RPI.The Consumer Price Index (CPI) measure was also up in August, reaching 5.2% from a previous 4.5%, as the UK's inflation rate rose in September.
Analysts claim an increase in energy costs was behind a large proportion of the rise in the inflation rate.
Leases that increase rent in line with RPI and CPI are not new. But they have become increasingly prevalent in the last couple of years and around 60% of all agreements within the Enterprise Inns estate, for example, have annual rent increases in line with RPI.

Pub group in receivership, blames onerous leases for collapse
Pub owner National Leisure & Gaming, which operates 35 hotels in New South Wales and Queensland, has blamed "onerous leases" for its collapse and handed receivers the daunting prospect of trying to recover more than $150 million in debt.NLG, which operated well-known venues including The Brewhouse at Belmore, Bridgeview Hotel at Willoughby, Bankstown Club Hotel and Hermit Park in Townsville, has been teetering on the brink of collapse for the best part of 12 months, and called Ian England and Guy Edwards of PricewaterhouseCoopers as administrators on Friday.
NLG's banking syndicate then appointed Stephen Longley, Jack Bournelis and Marcus Ayres of PPB Advisory as receivers and managers.
Longley said in a brief statement that the board of NLG had "performed admirably" despite the difficult conditions in the pub sector, which in recent years has battled fragile consumer confidence, smoking bans and problem gambling initiatives.
"However, despite NLG's strong operational performance, it has not been possible for the company to address long-term structural issues relating to onerous leases at certain venues."
Hotel broker Nick Tinning, of Chris Tinning & Company, says there is no doubt that NLG were operating on unsustainable leases and the collapse of the company may actually be welcomed by some in the sector.
"We now have a signal to say we are the bottom of the hotel cycle – NLG is the signal we've been waiting for."
Tinning says the fact NLG was locked into these high leases goes back to 2005 and 2006, when pub owners and operators borrowed heavily to buy into the sector during the pre-GFC boom. These landlords still have to service large debts and so must charge tenants what are seen as exorbitant rents given economic conditions.
These high debt loads have claimed a series of pub owners in recent years, including Cornerstone Hotels, Compass Hotel Group, Munday Group and Icon Hospitality.
Tinning says there are few pub tenants still to collapse, as most have renegotiated onerous leases. But he says there will still be "natural attrition" among pub owners who bought pubs on 80% debt and have since had to reduce debt ratios to 60%.
One pub owner that has been battling to stay out of the hands of receivers for some time is Redcape Group, which owns the freeholds to several hotels operated by NLG and is labouring under almost $600 million of debt.
Tinning says it will be interesting to see whether PPB can actually sell those leasehold pub operations owned by NLG that were being hit with unsustainable rents.
If PPB decides these hotels are unsaleable, the valuations on the freeholds pubs owned by Redcape could decrease sharply, as many of these pubs have been valued based on high rents. Such a drop would inevitably put further pressure on Redcape, Tinning says.
NLG also owns several freehold hotels and Tinning expects interest in these to be strong, although some potential buyers will want to see whether the Federal Government's plan to introduce mandatory pre-commitment rules for gaming machines comes to pass.
Tinning says the pre-commitment issue is a major source of uncertainty for the sector.
"Everyone will stand back to see if gaming drops. Why would you buy a hotel based on last year's gaming revenue when it could be different next year?"
Despite the tough conditions in the pub sector, a group of bargain hunters led by advertising veteran John Singleton have been buying select hotels in Sydney in recent months.
Late last year a consortium associated with Singleton purchased the Steyne Hotel in Manly and the Bellevue Hotel in Paddington.
